Following a limited architectural competition in January 2001, Stephenson Bell architects were selected to develop their ideas for a contemporary residential scheme in Ancoats, Manchester.

Lying within Ancoats Urban Village Conservation area, the site mediates between large scale mill buildings along Redhill Street, smaller scale industrial buildings to the north, and the residential domestic scale Cardroom Estate to the south. Strategically the site is very important as it fronts the Rochdale Canal and faces into the proposed twenty five acre Millennium Communities initiative of the Cardroom Estate.

The proposals involve demolition of a redundant industrial building, and construction of 136no. 1, 2 and 3 bedroom apartments and 4 self contained commercial spaces. A semi-basement car park provides space for 124 vehicles.

The scheme comprises 2 blocks unified by their design vocabulary. The canal side block provides seven storeys of residential accommodation set around two stair cores. The block adjacent to Radium Street comprises ground floor/basement commercial spaces directly accessed from the street, with 5-6 storeys of residential accommodation above.
