client: Hill Property Developments Limited

The project is a five storey building accommodating 20,500ft2 of grade A office within the historic enclave of Knott Mill. The building is connected to the adjoining Hill Quays development, also designed by the Practice, via a basement tunnel.

The proposal lies between a three storey Victorian warehouse and a ten storey modern apartment. The design is conceived as two interlocking volumes of varying height, thereby establishing a dialogue between the adjoining buildings. The elevations are composed from a limited palette of fibre cement panels and glass that echoes the colours of neighbouring warehouses.
